Yesterday was inspection day!
I would be lying if I said I wasn't a little bit nervous about it all. We love this house and we definitely didn't want to find that something was really wrong with it. Maybe it's just me. Maybe I'm just always waiting for the other shoe to drop, so I just kept thinking that there was going to be something wrong with it because it was so great. But the last thing we wanted to learn was that there was something that would be contract-breaking. We walked through the house and we looked at everything, and to us (a very untrained eye) it all seemed good. No big structure issues. No water seeping in. The roof is just short of a year old. But like I said, what do we know? What we did know is that this was the house we wanted and this was the house for us, so we didn't want this house falling in around us (especially with a baby on the way).
So we headed over in the morning to meet the inspector, who was very nice and well-informed and yes his name was Bruce. We felt confident he knew what he was doing. He had been doing this a long time and his first impression of the house was that it was nice. Then he was off to do what he does best - inspect. We briefly followed him around outside (except the roof - no roof climbing for us) and he explained a few things he saw, all which were not major but things we might want to get fixed in the future. All things we could handle.
Once we headed inside, Rob and I got a chance to take some measurements (wouldn't want to get a fridge too big) and make a few more plans for some rooms. While Rob chatted with Bruce and Bob, the man helping us through the remainder of the process from the real estate office, I took to wondering around the house. I walked from room to room, just taking in each room at a time. It seemed that every time we drove away from the house, I would worry that we weren't making the right decision and this wasn't the house for us. Which of course is silly because I know it is. (Second guessing is just something I do so well.) Being back in the house and wondering around, all my worries and thoughts disappeared. It's a great house. It's a beautiful house. We were definitely making the right decision.
So at the end of it all, we have decided to only ask for one thing. There is a small leak under the kitchen sink where the dishwasher connects. We only ask for that because it'll still be over a month before we move in and we know how water can cause damage if unchecked, so just fixing that and making sure it doesn't get worse or cause any damage is all we ask. Pretty reasonable.
We were extremely pleased to know we were buying a money pit in disguise. Or at least not according to this inspector. It was nice to see the house again, and now we have to wait 52 more days until we take possession. We can't wait to move in in June. And of course show everyone our new house!
